Phase 5.1

Populations

I am thinking about an apartment building that is affordable but also provides a high-quality living style, maybe the size of the individual apartments won’t be very big, and the FAR would be pretty high. Right now, there are tons of apartments to rent in Hyde Park, and the price for a one or two bedrooms apartment from the old buildings is about $ 1000, and for the new buildings is about $ 2000 (also depends on the location). The target group would be students and single people most, and family with no kids. The program I am thinking about a gym for the residents and neighbors, and an art studio with maker space, and maybe a roof pool with bar or grill barbecue social space since there won’t be enough space for a party in individual apartments.

Sharing

Gather, overlap, and merge would be three ideas of my design that how to connect the surroundings and the building but also the apartment and public sharing space.

I am thinking about using the shadow and some weave technique to connect the sharing space.

Since I am thinking about high FAR building, I am thinking about create a studio and some idea about how to make the circulation in the building from pic No.1 and 3.

OMA’s concept diagram of Yokohama Masterplan gives me a sense of how to combine the time and functions together. And the other two programs and circulation diagrams give me more idea about how to do a concept diagram.

    Your population and idea of how to serve it are clear. Right now I’m going to challenge you to think about your proposal in the context of the newer residential buildings built in Hyde Park. I don’t know all of the details but suspect your proposal is similar to what developers have built at:

    Check out the websites for these buildings and make a 11×17 about their apartment mix, rents, amenities…
    Compare what the older buildings in the neighborhood have (or don’t have). Approaching this thinking about the market is a fine start- but let’s really do that and see what it tells us.
    Then we can talk about what you’re proposing and how it’s the same or different. 2 angles to consider:

    1. If your proposal is to make a building similar to the developer buildings, how will it compete with them, how is it better?
    2. If your proposal is to make a building that differs in some marked way from a developer building, what is that and why is that “better”?

    I really like your idea of a 24-hour look at program (a la OMA): are there other programs for residents but also the public that could begin to activate your site throughout 24 hours? Try a 24-hour diagram of possible activities to show.

    A few focal points on the rest:
    GATHER & MERGE (& OVERLAP?): a la pistachio shells (or playing cards, although I like how spatial the shells are)
    OVERLAP & MERGE: MTCC circulation
    Per my email (or updated) blog post can you use the languages from these examples to diagram your building or spaces. Please try as 11x17s:

    1. to turn the floor plan of MTCC into a section of your “building”
    2. to make a “building” out of gathered, merged, overlapping pistachios shells
